An Architect is your advocate throughout the design and construction process. From initial concept to occupancy, we work to represent you and your interests.
Phases of Architectural Service
Schematic Design
We work with you to assemble information about your particular project, site and permit regulations.
We prepare rough design sketches outlining the basic organization and image of your project.
We review and revise these designs with you to arrive at a custom layout that suits your needs.
Construction Drawings
We develop your approved design with detailed technical drawings and specifications.
We incorporate the work of additional technical consultants, as required by the particular needs of your project.
We review and revise the contract documents with you, to assure they meet your expectations.
Negotiating the Contract
We assist you in soliciting bidders, distributing documents, and answering technical questions.
We review bids with you and provide advice on the award of the contract for construction.
Construction Observation
We visit your project site and review the Contractor's work against the requirements of the construction documents.
We are available to answer technical questions and assist with occupancy and contract close-out.
Condominium Documents
We also provide "as-built" documentation for condominium transfer and sale, commercial and residential.
The Value of an Architect
An Architect's value is expressed firstly in intelligent design. We may discover that one detail or planning option that saves you significant construction cost, while supporting your particular needs.
The Architect's value is secondly expressed in your ability to intelligently buy construction. Construction is bought on a market basis. Even with full architectural, it's not unusual to receive bids that vary significantly. Architectural documentation gives you the advantage in that competitive marketplace. Our fee is offset by your market savings.
Although you may consider the cost of full service as approximately ten percent of the cost of construction, we are accustomed to tailoring services to the needs of your particular project. Please for specific information concerning your project.
